Active listings show current alternatives, while pending properties show homes that attracted a commitment without revealing final terms. Closed properties provide the strongest completed-price context, although their characteristics may differ from current competition. The status-group price differences demonstrate why a seller should not compare a listing only by broad location. Timing measures help frame urgency but do not explain the condition, preparation, or marketing behind each outcome. The combined categories make careful filtering essential for both pricing and offer strategy. A buyer may find leverage in a home with fewer direct alternatives, but that requires property-specific review. A seller gains clarity by viewing the market through the choices a buyer can make today.
Create separate comparison groups for active, pending, and closed properties before drawing conclusions. Identify the features that make a competing home a genuine alternative for the same buyer. Sellers should improve presentation where active competition offers a stronger first impression. Buyers should ask whether a listing's price reflects condition, updates, land, or other meaningful differences. Review pending homes for timing context without assuming their eventual sale terms.
